Buyer's Broker Fees

        Forgive me if this is a FAQ, but I would like to find out
what typical buyer’s broker fees are upon purchase of a home, and
who pays what.  Would be great if this info were stated in contrast
to realtor’s fees (when they work for the seller).  Please give
only information that you know to be correct (I can speculate on
my own!).

New house final inspection and closing

I’m in the midst of buying a NEW house and I have some questions
about the final inspection and closing process.  We’re scheduled
to have a walk through with the builder approximately one week
before the scheduled closing.

What happens if I see horrible work that is unacceptable to me?
The builder’s representative says such deficiencies will be noted
and fixed.  

What if they’re major fixes – like re-tiling a bathroom floor, or
re-installing some walls, or replacing cabinents?  Can the builder
simply say "no, we’re not going to fix it." ?  If so, then what
are my options?  

What about closing on the house anyway and having a letter from the
builder saying that they will fix things?  Is this a bad idea?

Refinance question

Hi,

I just refinance my home. In the final closing statement, it said
the closing date is 4/20/93.  However, I have to pay interest
from 4/1/93  - 4/23/93 to the old lender and to pay interest
from 4/19/93 – 4/30/93 to the new lender.  It seems that I have
to pay interest for both lender in the week 4/19-23/93.  I asked
the lady at the title company and she explained to me that the
new lender fund on 4/19 but the old lender won’t receive the money
until 4/23.  If so, how can it say the closing date is 4/20.

Is this a common practice or I was ripped off.  If so, can I do
anything ?

money for joint ventures

Hi I was wondering if anyone can give me tips for finding deposit money
from investors.
How do you go about finding investors. I am not having much luck.
I have tied up 4 townhouses and I just can’t find any investors.

Viewing a rental property QUESTION

I recently saw the outside of a duplex that I’m mildly interested in.
My question concerns viewing the property.  The agent showing us
properties said that we could only view it if we made an offer.  Does
this sound reasonable?  I’m interested based on the outside but not
enough to go to the trouble of making an offer — even if it is
contingent on liking what I see inside.
