Bucharest – At least 300 malls will be opened in the next three years
in Romanian cities with over 150,000 inhabitants, wrote the daily
Capital. The outburst of malls, experienced in the past years by
Poland, the Czech Republic and Hungary, will be also felt by Romania:
starting in the second half of the year 2007, we shall have an
inauguration every month.
Most of the commercial centres will be built at Constanta, where four
malls are announced. At least one mall will be built at Timisoara,
Cluj, Brasov, Iasi, Craiova, Oradea, Ploiesti, Targu Mures, Bacau,
Sibiu, Suceava, Focsani, the extent of the spaces being connected
with
the purchasing power of the local population.
"All the spaces may be rented until the opening. This does not mean
automatically that they will be successful, because very important
will be the management, the quality of the services and the
combination of shops that they contain", declared Oana Iliescu,
senior
consultant DTZ Echinox. The initial investments from Romania are much
bigger than in Poland or Hungary, the record being held by the
investment funds AFI and NCH, which finance Cotroceni Park, where an
investment of EUR 220 M is already planned. Cotroceni Park, the
biggest shopping center in Romania, which is in the stage of project,
will be hired 100 per cent in three months, declared for Nine O’Clock
Reuven Havar, general manager of the mall. Although the constructions
will be finalized hardly in 2008, 60 per cent of the commercial space
had already been rented when the foundations were laid.
The success of a mall will depend on the fame of the shops and the
means through which clients will be attracted for recreation. Thus,
the shops that hire large spaces, and have a good name in the market,
receive discounts of 20-25 per cent. The amusement area is intensely
speculated by the investors. Thus, in Cotroceni Park, the investors
have planned a space with slides for children, a water area, and a
multiplex with the first 3D cinema from Romania. Other investors have
thought to rally in one place do-it-yourself and furniture shops, as
is the case of Sun Plaza, in Berceni neighbourhood. Others have
thought to assign a very large space to coffee shops and restaurants,
with three floors at Baneasa Mall.
"The rent is EUR 10-20/sq.m./month. Those who rent small spaces, may
have to pay up to EUR 120/sq.m./month", declared Florina Cojocari,
senior broker Eurisko. In the countryside, the rental is 20-30 per
cent smaller than in Bucharest.
Presently, Bucharest has a stock of 143,000 sq.m. in all the existing
malls, recording an average of 0.07 sq.m. per capita. Our capital is
much ahead of Warsaw (with a surface of 1.3 million sq.m.), Budapest
(544,000 sq.m.), and Prague (456,000 sq.m.), according to the report
of the real estate agency DTZ Echinox. The real estate company
estimates that a stock of commercial spaces of over 600,000 sq.m.
will
be ready for use over two years in Bucharest.

Romania leads in constructions sector growth
Romania recorded in December one of the highest growth rates in the
constructions’ production, 24.2% more year over year and 2.7% more,
compared to November. The only country ranking above Romania was
Slovenia, with some 30%, according to the Eurostat data.
Romania ranked above countries like Germany (16.1%), Belgium (10%),
France (6%) and Poland (19.4%).
The production in 2006′ Q4 was 22.2% above Q3. In the EU-25, the
highest growth rates were recorded in Slovenia (31.7%), Lithuania
(25.6%) and Poland (22.6%).

The speeding years of retail: a new store every 50 hours
24 large supermarket, hypermarket, cash & carry and discount stores
announce the opening of a total of 176 new sores in 2007, reaching an
average of one every 50 hours.
2007 is expected to be the year for discount stores, which announced
70 new units. 71 new supermarkets may open, including the ones held
by
networks, but an exact figure is difficult to calculate. The cities
will also have 32 new hypermarkets and three new cash & carry units.
